There are a variety of decks that can withstand our harsh winter climates as well as be suitable for the warm summer days you get to enjoy your deck on! Depending on permitting requirements and/or your outdoor space’s size, we will customize your structure to be the best version of your vision while following all the guidelines and restrictions put in place by your municipality.

Step 2: Decide what design of decking you want our team to build. Here are the variations you can choose from:

Wraparound Deck

Similar to a traditional wraparound porch, this type of deck often “wraps around” the house, either on two sides or the entire house. There isn’t much that beats this type of layout as you can usual get either sun or share, have multiple seating areas and exits from the home.

Because of their size and shape, wraparound decks require just the right placement. This means a little bit of prep work to ensure the area, property lines and access into the home is well suited for a wraparound deck. You’ll want to pay attention to things like terrain, runoff and overgrowth.

Attached Deck

Attached decks are the most common in the Edmonton area, especially if your home is 10+ years of age. This type does not fuse deck beams into the side of the house but attaches via a ledger board. If the house includes a solid ban board within its construction, we simply bolt a ledger board to it and then the deck to that.

This type of deck is usually attached to properties’ backs but is common in L-shaped and U-shaped houses.

Detachable Deck

A detached deck is just that, detached from any structure, self-supporting and therefore freestanding. It can resemble an island for a beautiful dining area, be a surrounding for a pool or hot tub or be a foundation for a gazebo. 

These structures are usually a low ground level deck with many options for customization. In addition, they can be the perfect solution in areas with bumpy and rocky terrain.  These detachable decks,  complemented with landscaping flowers, pergolas or a water features can make any backyard space its own home away from home. 

Multi-Tier Deck

Also known as two-story decks, these structures are perfect for those with large properties, sloping backyards or families wanting to create multiple entertainment areas.

These decks have different levels connected by steps or paths and can maximize the space you have on your property and add visual appeal!

Rooftop or Over Garage Deck

Do you have a flat roof on top of your garage? If so, having this type of deck is a great way to add outdoor living space to an otherwise useless area.

These decks are ideal for urban dwellers however you will need to check your local zoning to see if rooftop decks are permitted. This type of deck offers the best views, more privacy, and are cooler however they do require a lot of work with permitting, structural engineers and architects.

Do I need a permit to build a deck in Edmonton?

You need a permit for most decks, but there are exceptions.

  • No Permit Needed if: The deck is less than 0.6 meters (23 ⅝ inches) above the ground at every point, has no roof or walls, is not attached to the house (freestanding), and is located in the back or side yard.

  • Permit Required if: The deck is higher than 0.6m (approx. 2 feet), is attached to the house, or has a roof/walls.

Note: Even if you don’t need a permit, you must still comply with the Zoning Bylaw (setbacks) and Alberta Building Code.

What is the difference between a Development Permit and a Building Permit?
  • Development Permit: Approves the location and size of the deck to ensure it meets zoning rules (setbacks, site coverage, privacy).

  • Building Permit: Approves the structural safety of the deck (piles, joists, beams, railings) to ensure it meets the building code.

  • Tip: The City of Edmonton often allows you to apply for both at the same time.

How close can I build my deck to the property line (Setbacks)?
  • Rear Yard: Generally, a deck under 1.5m (5 ft) in height must be at least 0.6m (2 ft) from the side property lines.

  • Side Yard: Decks are usually not allowed in the required side setback (the space between your house and the fence) if they are high enough to overlook the neighbor.

  • Zero Lot Lines: If you live in a zero-lot-line home, specific restrictions apply to ensure drainage and access are not blocked.

What is the frost line depth in Edmonton?

The frost line in Edmonton is considered to be 1.2 meters (4 feet) deep. All structural supports (piles) must extend below this depth to prevent frost heave, which can warp or destroy your deck.

  • Recommendation: Most contractors in Edmonton drill piles 10–12 feet deep to be safe, as frost can occasionally penetrate deeper during severe winters.

Screw piles vs. Concrete piles: Which is better for Edmonton?

Both are acceptable, but Screw Piles are increasingly popular in Edmonton because:

  • They can be installed year-round (even in frozen ground).

  • There is no curing time (you can build immediately).

  • They create less mess (no excavation dirt to remove).

  • Warning: Ensure you use engineered screw piles with a torque report, not the small DIY ones from hardware stores, which often aren’t long enough for our frost line.

What is the best decking material for Edmonton's freeze-thaw cycle?
  • Pressure Treated Wood (PTW): Most affordable. Withstands rot well but will crack, warp, and splinter over time due to Edmonton’s dry air and harsh freeze-thaw cycles. Requires annual staining.

  • Composite (Trex/TimberTech): More expensive upfront but excellent for Edmonton. It does not rot, warp, or splinter and handles wide temperature swings well.

  • PVC: The most expensive, but stays cooler in the summer and is impervious to moisture

How much does a deck permit cost in Edmonton?

Fees are adjusted annually, but generally:

  • Development Permit: ~$100–$200 (often waived for simple decks in certain zones).

  • Building Permit: Based on the construction value (material + labor). For a standard deck, expect to pay between $110 and $250.
